Moisture from HVAC systems near exposed timbers causes stains, mold, and structural concerns. Use this prevention checklist to coordinate trades before damage occurs.

Why HVAC and Exposed Timbers Don't Always Get Along Exposed heavy timbers are a signature feature in barns, lodges, and custom homes across the Southeast. But when HVAC supply registers, ductwork, or equipment are placed near those timbers without coordination, builders face staining, surface condensation, mold colonization, and warranty disputes. This checklist is for builders and GCs coordinating mechanical trades on jobs where heavy timbers are part of the finish plane. Before Mechanical Rough-In Map timber locations against HVAC layout. Ensure no supply register points directly at a timber surface within 36 inches. Cold air impingement on warm wood in humid months drives condensation. Review dew point risk zones. Specify insulation wrap for ductwork running adjacent to timbers. Uninsulated flex duct in a warm attic sweats. That moisture migrates. Flag humidity-sensitive timber species. White oak and Douglas fir behave differently under humidity swings. Your supplier should provide moisture content at delivery; log it. Ductwork runs that require boring through a structural member need engineer sign-off and a documented field change request. Direct registers away from timber faces. Use deflectors or adjust throw angles. Avoid direct cold-air impingement on any visible timber surface. Install vapor barriers before closing cavities near timbers. Any wall or ceiling cavity adjacent to a timber column or beam should have vapor control before drywall closes it. Document duct locations with photos before cover-up. During first-run balancing, walk the space and look for any visible moisture on timber faces near registers or returns. Check relative humidity at commission. Many warranty disputes start because the owner ran a whole-house humidifier at 65% RH through winter. Set expectations in writing. Photograph any pre-existing moisture content readings. Use a pin-type or pinless moisture meter at representative points and log the results in your closeout package. What to Do If You Find Condensation During Construction Stop the moisture source — redirect the register, insulate the duct, or improve ventilation in the space. Photograph and measure the affected timber surface. Note moisture content, location, and date. Allow drying before any finish coat, stain, or sealant is applied. Sealing over moisture traps it. Notify your timber supplier. They may need to assess whether s
